1. Agreement & Responsibility

This Agreement applies to the Guest and all members of their group (“Group”) for the stay at the Property for the booked dates.
The Guest:

  • Accepts full responsibility for all members of the Group and any visitors

  • Must ensure all occupants comply with this Agreement

  • Is financially responsible for any damage, loss, or breach of rules

2. House Rules (Strictly Enforced)

The following are non-negotiable conditions of stay:

  • No smoking anywhere in the property buildings

  • No parties, events, weddings, or gatherings of people who are not staying at the property. 

  • No pets

  • ❌ No commercial use of the property without express approval from Owners

  • ❌ No subletting or third-party bookings

  • ❌ Maximum occupancy must not be exceeded - without agreement with owner. 

Breach of Rules

Any breach will result in:

  • Immediate termination of stay

  • Eviction without refund

  • Forfeiture of security deposit

  • Additional charges for damages or penalties

3. Security Deposit

The guest agrees to provide a credit card so that a $1000 Charge will be pre-authorised on the Guest’s card 2 days prior to arrival.

  • Released within 7 days after departure, provided no damage or breach

  • May be used for:

    • Damage or breakage

    • Excess cleaning

    • Missing items

    • Rule violations (including parties or smoking)

    • Pool contamination or misuse.

If damages exceed the deposit, Guest agrees to pay the balance within 14 days.

4. Payment Terms

  • A 25% booking deposit is required at time of reservation

  • Remaining balance is due 60 days prior to arrival

  • Failure to pay may result in cancellation of the booking. 

5. Cancellation Policy

This policy applies to all bookings unless otherwise required by a platform:

  • More than 60 days before check-in→ 100% refund of total booking amount

  • 30–60 days before check-in→ 50% refund (if not already refunded above)

  • Less than 30 days before check-in→ No refund

Additional Conditions:

  • A 48-hour grace period applies for bookings made more than 14 days in advance. 

  • All processing fees are non-refundable

6. Use of Property

Guest agrees to:

  • Maintain the property in clean and safe condition

  • Immediately report anything broken or not working. 

  • Avoid damage, misuse, or unsafe behaviour

  • Allow Owner access as required for inspection, maintenance, or emergencies

Failure to comply may result in:

  • Immediate eviction

  • Loss of all monies paid

7. Damage, Loss & Cleaning
Guest is responsible for:

  • All damage beyond normal wear and tear

  • Missing items

  • Excess cleaning required

Owner may:

  • Charge full replacement or repair cost

  • Use reasonable (not necessarily cheapest) repair methods

8. Pool Use & Safety

The property includes a swimming pool.

Guest acknowledges:

  • Use of pool is at their own risk

  • No glass, oils, soaps, or foreign substances allowed

Pool Misuse

Will result in:

  • Service / cleaning charges

  • Possible eviction without refun

Guest assumes all liability for:

  • Injury, illness, or accidents related to pool use.

9. Liability & Indemnity

Guest agrees to:

  • Assume all risks associated with use of the property

  • Indemnify and hold Owner harmless from:

    • Injury or death

    • Property damage

    • Loss arising from use of the property

Except where caused by Owner’s gross negligence.


10. External Factors & Interruptions

No refunds will be provided for:

  • Power outages

  • Weather events

  • Natural disasters

  • Construction nearby

  • Appliance failure (Owner will attempt repair)

11. Lost Property

  • Items left behind may be returned at Guest’s expense and will be shipped by Bespoke Letterpress Pty Ltd

  • Unclaimed items after 30 days may be disposed of

12. Owner Cancellation

If the property becomes unavailable:

  • Guest will receive a full refund of all monies paid

  • No further liability applies

13. Governing Law

This Agreement is governed by the laws of New South Wales, Australia.
